Tips on Saving Money while Buying Real Estate

By Steve Kayhill

With determination, you can tackle any obstacle and issue that arises. With that said, those obstacles always go down faster when you have more than one person working on it - that's the benefit of working with an agent that is focused on getting you results. A real estate agent is a huge asset to the home buyer for a variety of reasons - the hard part is finding the right real estate buyer's agent that clicks with you.

It's not easy to buy a home - there's a lot that goes into dealing with homeowners and lenders, inspections, walkthroughs, contractors and more. To make the entire process more manageable it helps to find a good buyer's agent that can walk you through the whole process. To find the realtor that's right for you it often helps to contact several that look promising and go through a series of interviews to see who is the perfect fit. During these interviews you should be asking questions that will help you gauge the skill and fit of each agent.

Above all else, check their references. Find out if they will manage inspections and walk throughs or if you need to arrange them. Likewise, examine their license and ask them about the experience they have in connecting buyer's with the right homes. There's nothing wrong with digging to make sure an agent is the right match for you. After all it will take the right agent to help you find the right home.

Negotiating Contracts with your Real Estate Agent

It's standard to have a contract in place for the purchase of a home. If you can, ask the agent to take a look at their standard contract because once you make the offer in a home you're locked in. Backing out can create problems for you and stress on the homeowner. A good agent will help you understand the legal side of the contract. They'll also be on your side for making that initial offer and will help you determine when it's ok to negotiate and when to do it. Your contract will close out once the entire deal is sealed and you close on the house.

Making Offers

If you're interested in purchasing a home then this is your first step after finding a real estate agent that fits you - you'll have to make an offer on the home that you like. To help you make a good offer your agent should be able to easily assess the value of the other homes in the area in terms of selling price over the last 12 months. This can give you an accurate worth of the home in order to make your initial offer.

You can even speed up the entire process by letting your real estate agent make offers in your name and negotiate when it's possible to do so. This is one of the reasons why it's important to know your agent and trust that they have your best interest in mind. Let your agent know if you want at or below market value or if you're willing to go above market value to defeat other bidders and they can negotiate accordingly.

Working with a buyer agent is a smart decision as long as you approach it carefully. You're essentially giving someone the ability to bargain for you so make sure that you choose an agent you trust that has no conflict of interest or ties to the seller of the home in questions.
