February was a pretty active month for Rossmoor homes. Although there were only three closed transactions, there was an abundance of activity that shows, despite relatively low inventory, the market remains very desirable. All in all, a total of sixteen new homes were placed on the market in the month of February. I think this represents a much needed infusion of inventory, as we began the month with fewer than twenty-five homes on the market.
The new listings hitting the marketplace range in price from a starter home on Martha Ann priced at a very accessible $609,900 to a brand new custom home on Tucker for $1,799,000. A couple of highlights include the relisting of the home with a co-listing agent at 3306 Druid and a frenzy of activity that saw the properties at 11871 Wembley and 3251 Oak Knoll go into escrow faster than most buyers even knew they had hit the market.These homes illustrate that even in difficult financial times, well priced, desirable homes still move very quickly. In addition to these two homes, there were another eight homes that were put under contract to be sold in the month.
As I stated earlier, there were a scant three Rossmoor homes actually sold. This doesn't come as a huge surprise, given the relatively small number of homes on the market in January and the recent holiday season. The properties sold were, 2801 Tigertail ($630,000), 2691 Blume ($759,000) and 2902 Aceca ($820,000). Although these homes were in what would be considered on the relatively low end for homes for sale in Rossmoor, the current changes to inventory show a fairly strong trend for the short term.
In foreclosure news, just one Rossmoor home went to auction last month. Located at 11521 Weatherby, it was sold to an unknown bidder for the price of $701,000. At present, there are three additional bank owned properties located at 2932 Copa D' Oro, 3061 Mainway and 3321 Hillrose, that are not yet being marketed for sale. In March, there are sixteen homes showing in default in the county records, with nine scheduled for sale. Don't fret. Almost all of them are certain to be postponed for any number of reasons. I don't see any reason to be concerned that a bunch of low priced inventory will hit the market and impact values.
In spite of relatively anemic sales numbers to begin the year, Rossmoor homes are starting to show solid activity. This can be seen as a good sign for both homeowners and prospective buyers alike. If the trend continues, many current residents may look to list their homes for sale in 2011. That could make for a much wider selection available for the potential buyers out there. Some sustained job growth, low interest rates and rising inventory levels could be very positive signs for the Rossmoor homes market.
