A Guide To Shopping For Flats for Sale in Stirling

By Derek White

Are you interested in finding flats for sale? These do make some of the best Stirling properties. Whether you're looking for flats for sale in Stirling in order to turn about and sell them, or whether you're looking into these Stirling properties because you would like to live in one, it's quite important for you that you know how to find the best flats for sale so that you may choose from them.

One thing to know right off the bat is that not every lender will give you a mortgage for the a flat you're interested in, even if your credit is perfect. You'll no doubt consider for flats from the ground floor to the top floor bearing in mind the penthouse will be the most expensive property.

Though you can also look at flats which are on higher up floors, this is up to you, but you'll have less choices in terms of lenders and financing programmes. You'll also find that some lenders will not provide loans for flats which are located above shops; and others will not deal with the buyers of converted flats.

Let's now imagine that you've got some good looking and well-located flats in mind. Now you must check out who your neighbours would be. Try to discern if they are polite or seedy, quiet or noisy party animals. Stirling properties tend to attract better people, but you never know for certain until you investigate for yourself.

Parking spaces is another thing you need to think about when you're in search of flats for sale. After all, you don't want to buy the perfect flat only to find out after you've made the purchase that there is no parking located nearby. If parking is a concern for you, make sure that you look into this before you decide to purchase a flat.

It's also important to carefully inspect any flat that you're thinking about buying beforehand. The flat may look wonderful from the outside, but be in need of large scale repairs which aren't apparent from the outside. The more thoroughly you inspect the flat, the better your chances are of avoiding unwelcome surprises after the purchase.

Don't be shy about getting a surveyor and a lawyer involved to help you inspect the property and go over the lease agreement. (Your legal representative should go over the lease agreement to find and point out all restrictions such as on pets or running your own business from the flat, as well as any ground rent and future fees.

If you buy a flat that will need repairs you at least want to be aware of it. If you're willing to take one you could well get a better price. And don't forget to check about sound proofing and insulation. Newer flats are likely built to strict codes but an older one may have thin walls and inferior insulation.

Newer buildings will generally be built to modern codes, but an older building may well have poor insulation and thin walls which don't block out noise. One more thing to check is that the flats for sale that you're interested in have stop cocks - you can't always be sure they'll be there!

When you're getting ready to buy, investigate the property carefully. That's what you need to know before you look for flats for sale in Stirling; and these rules are applicable to any other Stirling properties as well.
