Final Walk Through Tips

Now that you bought your new home, the inspections is done and the repairs have been completed! It appears that your move to Northwest Indiana has been going along smoothly! You may feel that there is no need to do another walk-thru. Your busy, and their are literally tens of hundrends of things on your plate. However, as busy as you are, a final walk thru is still important.

If you decide to have a final walk thru, please keep in mind that this is not the time for final negotiations. Nor is it a continency for closing. You should have the final walk thru a few days before closing to give the sellers time to finish repairs. If then, the repairs are not completed, you may entitled to credits for work not completed. Never skimp on the final walk thru. This is the time to make sure you are getting everything that has been negotiated upon. Folowing, is a list of common things needed to fix.

The home exterior will include: stairs/railing, gutters and down spouts, roof, siding, porch/deck, landscaping/lawn, and storm windows and screens.

The home interior includes: water stains/leaks, working smoke/fire/co detectors, settlement/cracks, windows/doors, and fireplace.

Basement/Crawl Space/Garage will include: Walls (Serious Cracks), Water Penetration, Garage Door Operation.

Kitchen includes: Cabinetry/Counter-chips and cracks, Running Water, Appliances, Floors.

Bathroom includes: Checking all plumbing fixtures, Checking Drains for blockage and leaks, and the Floors.

The electric system includes: checking the outlets, and the operation of the lights and fans.

The Plumbing System includes: Leaks and water stains, pressure/drainage, running water, and operaing the water heater. Also you should think about the heating/cooling system.

Have your real estate broker go with you on the final walk-through. This way if items that you and the seller agreed would be completed have not been finished your broker can contact the seller's broker and have adjustments to the price made. Likewise, if something major comes to light, such as a new roof leak, your real estate broker can help in having the price adjusted to allow for repair or replacement.

During the walk thru, you should also be given important manuals that are used to operate the appliances, garage, etc. Don't forget to get them.

Finally, your new home should be clean. If there is construction debris that has not been collected notify the seller or have your broker notify their broker to make sure it is done before move in.

The final walk through is all about having the future enjoyment of your new home. If you are not happy with something, you cannot wait until after closing to address it. It must be addressed before closing.
