Renting your property to someone you hardly know is very risky. There is the potential for many problems if you rent to people who lack integrity or moral character. This is why a tenant credit and background check are needed.

Besides having a potential renter fill out a formal application and provide proof of income, you want to establish their creditworthiness by doing a credit check. This process may seem like a daunting task but it will give you a general snapshot of a potential renter's financial history. It will let you not only know their current financial standing but also how they have dealt with their finances in the past.

While they may have the money to pay the rent, you want information on not only their ability to pay but do they pay their bills on time or do they pay them at all. Are there prior evictions on their credit report, or do they have any bankruptcies or repossessions on their record? This information will give you some idea of whether or not your potential renter is financially responsible and will pay their rent on time every time.

Not only will a credit check provide you with a potential renter's financial history but it will also provide you with a means of determining whether you are dealing with a person who handles their finances responsibly. While a credit report is not a good judge of everyone's character because every person's situation is different, it will give you some basis to work with in determining whether or not you want them as a tenant.

A background check will give you some idea about a person's legal history and whether or not they have been in trouble with the law. This check will let you know if they have a criminal background or other adverse legal histories such as an arrest record or convictions. This general report will give you some idea of the nature of the potential renter.

A clean background history is not always a good indication of a person's potential but it does give you insight into the nature of the person currently. It does not indicate whether there will be a problem in the future, however, and you must determine from interviewing the potential renter, what type of person you are dealing with and how you feel about them.

There is always a risk in renting your property to strangers. You won't know how things will work out until you have rented to them. Performing the necessary checks will give you an advantage as a property owner in making the best possible decisions regarding potential renters and only selecting the best people to rent your property to.
