Invite guests to your home, and make money!

The difficult economic outlook has hit London, and Londoners, hard. With this in mind it makes sense to make the most out of your home - even when you are not there. People who own houses in London are increasingly renting their homes out whenever they go on holiday - a clever way of boosting your income. All you need is a nice home - if you have, then why not rent it out to people who are visiting your area? Before doing so, remember to organise your house in order to ensure your time away is as profitable as possible.

Before guest arrive in your home, be sure to go through every room in your house and have a deep clean. Remember to arrange somewhere to store all of your personal items. A popular option is to put these precious items into one locked-off room; alternatively, you could contact a professional storage firm. It is important to bear in mind guests will require free use of all table-tops and kitchen-surfaces - so always clear away all items likely to be in their way.

People who stay in your house will be on holiday. Help them to enjoy this time by encouraging them to treat your home as their home for the duration of their stay. Always provide them with a few helpful kitchen items like tea and bread; these small things can make a big difference in helping your guests to settle in. You can leave a note reassuring your guests that they are free to use the things in your cupboard.

To enhance the goodwill of your guest, consider leaving behind a few small presents for their use. A box of chocolates or a bottle of wine is a great way to show you care. Any guest will consider this a lovely gesture, it is sure to make them want to recommend you to their friends. In fact, guests will often replace their gifts before they leave - they may even leave you a little thank-you gift of their own...

Make your home look its best - it is your shop-front. Improve the little things to make your visitors really see the best of your home. Freshen up any old paintwork (inside and out) and replace tattered furniture. These touches will help to make your guest feel satisfied and may even encourage people to return in the future!

Remember, everybody makes mistakes. To prevent accidents turning into catastrophes leave some basic maintenance tools, light bulbs and some batteries in your home. Always service your electrical equipment. Finally, provide your guests with the telephone number of a trusted friend who could help in the event of a major problem with the house.

Use your local knowledge to help your guests get to know the area you live in. Leave some advice on where to go and what to do. Helping your guests to find the best restaurants and events will enhance their stay and may encourage them to return.

Your guests may find it useful to have a map of the local area. You could leave directions to well known tourist spots in your part of London. Help your guests by sharing some expert knowledge.
