Who Can Apply For A Real Estate License In Texas?

By Neva Pujol

Can anyone apply for a real-estate license in Texas? Anyone can fill in the license application form and submit the mandatory fees, but unless all of the other license prerequisites are met then this is a total waste of time and funds. Certain educational requirements should be fulfilled for the state to issue a license to work as a real estate salesman. Proof of meeting the educational specifications should be submitted along with the application form and fees. Without this verification the state will not approve the license and the charges will be given up.

Anyone with a criminal record will usually be rejected for a license, although this is not true in every case. A background check and finger print check will be performed on every license applicant. Any legal prosecutions, particularly for certain violent or monetary offenses, will result in an automatic application rejection. Individuals with these prosecutions should pick another career instead.

A real-estate license in Texas will only be approved when the person can pass the licensing assessment. This exam is given by a testing service company known as PSI, and the assessment can only be taken right after the state has received and approved the license application. Once the application is approved the person will receive a copy of the Candidate Info Leaflet which explains how to register for the test and schedule the testing. The applicant has one year to take the license exam once an application for the license is filed with the state.

Every applicant for a license to sell real estate should be sponsored just before the candidate can train alone. This means locating a real estate agent who is willing to act as a sponsor and let the individual engage in real-estate deals under their professional oversight. Till the active license is approved by the state the person can't participate in any way in real estate deals.

The fundamental prerequisites that the state has in place must be met for a license to be accredited. Those who do not meet these requirements will waste cash applying simply because the fee is given up and the application would be rejected.
