As the housing market has slowed down, many people are finding it is becoming harder to find a buyer for their property. With so many houses for sale in just about every area, this has resulted in longer times on the market and lower prices for many homes. As a potential home seller you can help your house sell easier by following a few easy rules.

Before putting the home on the market, find out the right price range by doing your homework. In most cases the houses that are moving are the ones that have been priced right. It doesn't matter what features your home has if it is overpriced. Price it right and get it sold.

A comparative market analysis, or CMA, is a report that Realtors and other professionals use when determining what a property should sell for. This is a comparison of all the houses currently listed on the market or that have sold recently that are similar to a specific property. A comprehensive CMA can tell you what similar houses have sold for and how long the average market time may be.

A clean house will set the right tone with a potential buyer. Thoroughly clean everything in the house and keep it clean. This means everything from flooring to light fixtures and windows. Anything that can be cleaned should be scrubbed.

Kitchens should be given special attention. A nice looking kitchen is a major selling point that will attract many buyers to your property. Greasy or streaked kitchen appliances and cabinets should be thoroughly cleaned and kept sparkling to give your place the best appearance it can have.

Bathrooms are also rooms that should be given special attention. People love nice bathrooms and will notice if yours look exceptional. Keep the tub, sink, toilet or shower clean and sparkling. Mirrors, faucets and cabinets should also be kept looking nice.

Touch up any painted surfaces as necessary. This may mean simply fixing areas that have chipped paint or it could involve repainting entire areas. Walls, doors, trim and cabinets with painted finishes should all look well maintained. If they look dirty or worn, it could give potential buyers the impression that the rest of the home has not been cared for properly.

Most of the houses that will not sell are just sitting there for a reason. They have not been maintained properly and are probably overpriced. With a little hard work and the right price, even in slow markets, owners can often find a buyer for their property. Compare yours to other houses for sale in your area, determine the correct asking price and get it sold.
