The very simplest exercise I like to do is to say "Just imagine the prince of wales was coming over for dinner". How would you prepare the place if this was the case? What would you do once he arrived? Imagine if he was followed by cameras. How would you prepare and arrange your home if this was the case?
At this point, a lot of the people reading this are going into a defensive mode. They're probably even saying that this might be "too much". They might worry that if they overdid the treatment of the prospects, that they might come across as "trying too hard". Please let go of that idea. You can't over do it.
All of this works in symbiosis with the best seller trick I know of. It goes a little something like this - you run an ad where you put an unrealistically low price for your home. This will make many potential buyers interested. Give every single one of them a very good king-like experience and showing at your home. This will impress them so much, that based on the price and staging, they are likely to get emotionally attached to being the one to get this place.
This is the point at which you introduce the competition to each other. The bidders are likely to start competing and out-bidding one another, until at the end they're bidding much higher than the market value. It works. Do it.
