Luton property agency is not always popular with property owners. The agents are often criticized for what many people consider to be overly expensive commissions for doing very little work. The truth is that many people do not ask the right questions or do their research before they sign up for estate agent services. They are more interested in achieving exposure for their property so it sells, or in finding a property to buy.

Many do choose to register with the NAEA and the Ombudsman for Estate Agents. Check if your estate agent is registered, if they are you are offered a degree of protection against poor practices.

If you are looking forward to buying or selling a house or apartment in Luton or the surrounding areas, an estate agent will be more knowledgeable about the local area, than one based in Sheffield or somewhere else around the country. If you are thinking of using an agent in another part of the country from where you want to buy or sell, make sure they are up to the task and have relevant contacts in your chosen area.

Contact a few estate agents and ask about the services. You can ask them if they have any written information about the services they provide that you can take away and study. If you feel you are being pressured into signing up by a particular agent, just walk away.

Ask for information and a breakdown of their charges. What media they use to advertise if your house or apartment is for sale. What details and photographs are to be included in the information pack that is given or sent to prospective buyers. What will it cost to have the packs produced and sent out.

You will need to agree with the estate agent the times and the arrangements for viewings. Some people prefer to show the prospective buyers around, and others prefer the estate agent to take care of it. There is likely to be a standard charge for setting up viewings, but you will save some money if you show prospective buyers around yourself.

Alternatively, if you are buying, the agent will still arrange your viewing. They usually do not charge you for setting up the appointment when you are a prospective buyer. It is important to keep in mind that the Luton property agency will arrange for surveys and mortgage services, but they will charge you for it.
