Preparing Your Home To Be Listed - Why You Need A Checklist

By Bruce Wiley

It's essential that you stop seeing the home as your residence and start seeing it as a produce once you decide to sell your property. Before listing it, here are some tips on sprucing up your product.

Here is the Property Checklist for Preparing Your Home to Be Listed

Assuming that the way they live in a home is a good atmosphere in which to conduct a sale is a mistake most seller make. The truth is, it's not. Homebuyers are not looking for a property in which you, the seller, seem comfortable. A property in which they will feel comfortable and can envision themselves settling down in is what these homebuyers are looking for. This is actually very large even if it may sound like a minor distinction. If you can wrap your mind around this fact, you will have a much better selling experience.

The first thing you need to understand is that people have different tastes. Even though the particular chandelier or aspect of your home, which is unique, may seem appealing to you, buyers may not see it that way. Emotionally, you must be prepared for buyers to make rude comments regarding aspects you might cherish. This is just a product to be sold and you should try to remember that. It's not your fault if they don't have any taste. On the other hand, they could be the buyers of the property you are trying to sell, which is your problem. When you are about to make a snide remark, try to remember that.

Before listing your property, it makes sense to address a few issues to avoid any problems.

Clean up closets. Sellers look at this.

Clean up garages. Sellers consider it a sign of how you took care of the home.

The refrigerator should also be cleaned. It should be spotless. We are talking surgical room spotless.

The same thing applies for the oven.

If you have an attic, clean and organize it. Buyers will look everywhere.

Are you sure all the light bulbs work?

A few weeks before listing the home, the yard should be fertilized.

Leaky faucets should be repaired.

Consider replacing worn or old fixtures.

Have you cleaned the windows?

Again, the goal is not to show a home you enjoy living in. What you can show instead is a home that they buyer could be comfortable living in. As much as possible, you are shooting for that new home look.
