In the past, you could pretty much list a property on the market in any condition and sell it. But this does not apply in present times - you can say that today's home buyers were not born yesterday. Here are some tips.

Selling property in the "good old days" was like taking candy from a child. Even before your home would hit the market, you may have gotten offer upon offer upon offer, just as long as you kept your house in decent shape. Even more amazing, it used to be possible to close a sale before the home would hit the market - neat, right? To say it was a sellers market is a slight understatement.

Unfortunately, the real estate market has cooled off quite a bit. It is not as big a hit as it was about five to ten years ago. As a seller, this means you need to start focusing on the fundamentals of selling your property. The following tips should get you focused.

Buying property is an affair of the heart. It is all about positioning your property in order to entice would-be buyers. In other words, you want to give it a good makeover. Some easy examples:

Make your yard look less like Tarzan's domain minus the animals.

Once you're through converting your collection of exotic shrubbery into an actual yard, buy new plants to improve your landscaping. You want to make that yard of yours look like heaven on earth.

Clean the roof and fix any loose shingles, etc. The roof will often be scrutinized closely by buyers and appraisers.

Clean up any paint issues on the interior of the property including behind doors, in closets and so on. This is because buyers will inevitably be twice as meticulous as the owners.

Of course, you should also take care of paint issues found on your property's exterior. In particular, look out for paint issues behind shrubbery juxtaposed to the wall, and paint issues in the sides of the house.

Clean your garage and driveway completely. You may not believe it, but oil spots, no matter how small they are, can be a deal-breaker. If buyers notice that the driveway and garage floor are both spotlessly clean, they will laud you as the erstwhile property owner for being so meticulous in maintaining the property, and likely throw an offer or two your way.

The Internet is a great place to list your property, so why not do so? People are far more techno-savvy these days, and oftentimes surf the 'net to find the home of their dreams. If your property isn't listed, they will not see it.

Perhaps the best way to summarize things is to paraphrase the popular question "what would Jesus do?" What would you look for if you were out shopping for a property?
