Preventative maintenance isn't easy, though. You have to plan ahead, design your schedules, and rigidly stay with them. There are also several seasonal activities that need to be performed, but they can't be scheduled to occur regularly. Stuff like snow removal and HVAC maintenance only need to happen if the situation demands it. There is also a chance that a certain amount of restoration is important if the property is vandalized or if it is simply wearing down after many long years.

The sort of building you manage will determine the sort of maintenance that must be performed, but in any case you should always focus on making a strong preventative maintenance plan. If you are working with a commercial building, your tenants would depend on a fully functional building to better impress their particular clients. If, in contrast, you are managing an apartment complex, you have to keep everything in working order or you will quickly lose residents.

If you find yourself getting behind in your property maintained and working hard to correct issues rather than prevent them, you need to work hard to turn things around and become proactive about the property. It can feel like a never-ending battle to try to stay out of the financial hole that corrective maintenance causes, but with a little determination it can be done.

Whether you are cleaning out the gutters or replacing a water heater, taking some preventative measures will save you a lot of time and money in the end. On top of that, it is possible to add value to the property and make sure that your tenants will always be happy with their lease.
