Sell Your home Online - The Seller Has got the Advantage

First allow me to say that many of my friends are real estate brokers, and I have listed homes for sale with my personal friends with other brokers as well. What I'm explaining in this article is not a criticism of any particular broker or all brokers like a profession, not at all. But here's the reality - when you decide to promote and sell your home online then you better plan to sell it "by owner." Of the many skills a genuine estate broker provides, and that I mean this sincerely, marketing a home on the internet is not presents itself their email list.

Feel free to disagree with me at night, however, there is an appealing phenomenon that I've seen repeatedly, and it's one which only has one logical explanation. It's the idea that postings of Virginia homes by owners convey more attention than postings on the market by brokers.

If you've stayed looking at real estate for sale postings on the classified site, you'll remember that those homes for sale in each geographic area are all marked as listed by "owner" or "broker." There are no alternate choices, just the two categories.

Real estate brokers are required to select "broker" when they post their listings that we believe is the reason their listings are often overlooked. It seems that buyers who are looking for a house on classified sites generally would rather find a house for sale by owner. As selling real estate, you have a real edge on brokers when you wish to sell your house online. Through the years I've received countless calls from my classified ads listing a home FSBO online. As time has passed by I developed the habit of asking each caller why she or he made a decision to call me, which is how I discovered the phenomenon I'm describing for you in this article.

For me, buyers would rather cope with homeowners over real estate agents since they believe that they'll save money, whether or not this is actually the situation. Brokers have to set legitimate listing prices or properties won't sell, a genuine problem compounded by the current market conditions. I believe that the entire concern is only a matter of public perception, but it has a tendency to favor you, the seller, when you wish to sell your house online. Which observation holds true for other online advertising websites, too.
