What Does A Spanish Estate Agent Do All Day?

One of the things I am regularly asked is what I do all day as a Spanish estate agent . Well the truth be told I often have no idea where the day has gone. However I believed I might give you an idea of a typical day when I haven't got viewings and then in a future post look at one where I've got Spanish Property viewings.



So beginning at around 9am once the youngsters are packed off to school I am getting the previous day's mails out of the way if there are any exceptional. This involves sending pictures, answering questions or following up with clients who have visited. The follow up is always the most vital.

I will then write a post just like I do now if needed and send it out using social media to give it more visibility. Often I upload properties into the Valencia Property site too and then add them into the Facebook page and Twitter so that people who have subscribed to the newsletter can get some breaking stories and get first choice on the new properties.

Mid morning I frequently go out to either take photographs or look at property that might be interesting for visitors who have already signalled their intention to come over and visit. This property search is cut down using many websites and from personal recommendations that are sent to me from people selling.

The afternoon is spent updating internet sites, organising contracts and making sure that the prevailing sales and rental negotiations are good to go.



After a quick dip in the pool with the kids about 5pm I then start organizing visits responding to the day's mail and finishing up apart from working on other projects in the background.

However there are a handful of other things which can affect my day even if visitors are not around. I may need to go and have a discussion with a bank (ie Arrange a mortgage). I often have to test out properties ready for people moving in or to test that the inventory which has been signed for is there. Occasionally issues come up with rental properties that need me to sort. Now I am no technician and am worthless at fixing things but I do have a database of people that can sort issues for me like electricians, builders and contacts in insurance firms. Sometimes I'll spend up to an hour on the phone with people who just want info before their visit however with all the info on the blog, Facebook page, YouTube channel and more plenty of the typical questions are answered.

On top of all of this I want to keep up appearances on social networks by filtering in content, answering queries, interacting and sometimes helping to guide the market for those who get their info off the web.

Now the thing is I really like doing most of this but if you think I am a bit slow getting back to you then it is either because I've got a lot of visitors coming through or otherwise because I gave up for the day exhausted. I haven't forgotten about you. And also I know you are disappointed as there is;



- No siesta (Well very rarely)
- No long lunch with lashings of red wine
- No mention of Tapas
- No late night "business" meetings.

These occur of course but they're just not the day by day. Most of the day is taken up working tirelessly to give additional information to clients and those reading the site or taking a look at the Valencia Property YouTube channel. Activity is based around wants at the time so always make efforts to book your appointments in advance as I may need to juggle some stuff around.
