Tricks I Used To Sell My Home Quickly

By Ronald L. Brandon

Regardless what kind of a real estate market exists, it's important to use every tool at your disposal to get the most money in the quickest amount of time. Below are some strategies I used to sell my home fast that will undoubtedly help you do the same.

After having watched real estate shows and having brought in various agents, I took the advice each of them had to share with me and use them to my benefit. The first thing necessary was to make the home less personal, as there were many family photos splashed around all the rooms. Although several were kept, they were reduced to one wall of fame. This enables every buyer to feel more comfortable within the space to the point where they could feel it is their own.

Secondly, it was about reorganizing each room, removing all clutter from the rooms and their closets. The end result was a larger looking livable space and much more closet space. Serious buyers are more informed these days and storage is a huge issue. Therefore, the garage was also tackled and all the unnecessary items were removed to a friend's house temporarily.

With a couple of hundred dollars, the entire house was given a fresh coat of paint. The colors originally chosen were attractive and appealing to most, so one could suffice to just breathe some more life and provide that crisp and clean feeling.

The kitchen and bathrooms are definitely focal points in a home because of the important tasks they are demanded of. Make sure that they look their best. For example, the kitchen looked dated because it had been redone in the 80s. An inexpensive makeover involved repainting the cabinets and changing the hardware on the drawers and cabinets doors. The backsplash was also painted a more muted color that is more appealing to buyers than the high polished tiles that were there.

The bathroom was also outdated, showing its age through the pattern tiled walls. To resolve this, the wall tiles were removed carefully so as to avoid too much damage to the walls. The floor tiles were kept as they were in good condition and not so obvious in their age. From there, instead of putting up new walls, plaster was used to create an old look. This was followed with a coat of paint as a base, and some highlighting feature the effects.

The garden was given a small face lift, adding color through inexpensive annuals, the grass always maintained to the proper height, ensuring that all around flower beds a crisp division between the two. This looks neat, tidy, and extremely attractive, luring buyers to the interior.
