How Letting Agents Can Be Of Assistance To Landlords

When you're trying to let out your property, it can be a lot of hard work sorting out the advertising, meeting prospective tenants, and then getting all the legal paperwork drawn up. At best it can be time consuming, and at worse you could make some mistakes and end up with a tenant that causes you all sorts of problems. Whether it's just to take care of all the hard work, or to make sure that things go more smoothly, a lot of landlords decide to hire letting agents to help them.

In a perfect world, would-be tenants would find out that you had a property to rent and simply call you for a viewing. But the reality is that you will probably need to market your property to get some interest. A letting agent can take care of sorting all this out, plus they'll probably know people who are already looking, as well as the best places to advertise.

As well as dealing with all the phone calls about your property, if you're doing everything yourself you'll also have to be available to show people around it too. Hiring a letting agent instead, means that they will take care of all the enquires and viewings for you, which will save you a huge amount of time and effort.

Getting a tenant that pays the rent on time, and doesn't damage the property or cause any issues, is all that most landlords want. However, they're not always easy to find. When you're letting a property out on your own, it can be hard to tell the good tenants from the bad ones, but letting agents are experts at checking out a tenant's references and background so you can be confident that you shouldn't have any problems.

There could be a number of legal requirements you will need to fulfill when you're looking to rent your property out, and there are also certain best practices landlords would be wise to follow to make sure any tenancy is trouble free. From tenancy agreements to safety inspections, landlord's insurance to inventory checks, letting agents know better than anyone exactly what's required and will be able to take care of everything.

Once your letting agent has found tenants for your property, all the paperwork has been signed and they have moved in, the agent can either manage the tenancy for you or you can do it yourself. If you choose to deal with any problems your tenants might have it will obviously be cheaper. But for some landlords, the small percentage they have to pay the letting agent every month for a fully managed service is worth it, so they aren't bothered by any issues the tenants have.

Letting a property can be a great way to make money, especially in the current climate. But to make sure it's not more trouble than it's worth, you might be better off enlisting the help of an experienced letting agent.
