The Sellers Market vs. The Buyers Market

Do you know that the market is constantly changing. Sometimes is it called a buyers market and others times it is a sellers market. It has changed over the years many times and it will continue to change.

A sellers market exists when there are more people looking and interested in homes than homes available on the market. If a seller lists his house, several potential buyers will look at it right away. Most likely a seller will receive an offer for close to what he wants. Prices will rise even farther because of this, and the homeowners are happy and this adds equity. People buy homes as investments, in a sellers market, and not just because the home mirrors their dreams. In a couple of years, the homeowner will move and use the equity to buy an even bigger home. This plan will work as long as we are in a sellers market. Everyone, including the realtor is happy with their job because it is much easier to find qualified buyers for a home.

Professionals like Northwest Indiana Realtors know that the prices of homes are not going to last forever. Realtors always caution their people to avoid buying out if their price range. The market is always shifting from a buyers market to a sellers market and back the other way. Keeping homes in check is very important. It is the way that the market corrects itself. It keeps our market and economy healthy.

Currently, we are in a buyers market. There is much more inventory than there is buyers. Banks have also cut back on the number of loans made and haven't made the purchasing opportunity any easier. The buyer today has many more homes to chose from and therefore can offer below market value and probobly get it. Realtors know that prices continue to decrease in a buyers market and always encourage their sellers to list at market value. Many homeowners though, find this hard to do because every month, sellers are losing more and more equity. As a result, this is a very stressful time for sellers.

For the home seller, the buyers market is one of the most difficult markets to be in. The people who need to move, often sit around day after day and wait for a contract that doesn't come. However, like anything else the market will change and so will the sellers circumstances. Keep watching the market, and don't be afraid of the market.
