Location, Location, Coffee?

By Devon Reyes

Most people consider schools, malls and crime if they think about choosing the place of an investment property. They don't always think about coffee. However, Sarah Gilbert, a blogger on bloggingstocks.com says which you are required to rethink this, as a result of her very own successful experience with a Starbucks moving in nearby. Upon studying coffeehouses, you realize there will be something to a coffee shop which make it worth something beyond spiced lattes.

When I go to a coffee house, particularly the independent coffee houses that impart their unique charm to an area, it's like entering a tiny little neighborhood. People recognize each other inside the coffeehouse simply because they met here, not since they made friends leaning against their back fences (while they may, indeed, share a fence). It's actually a place that encourages people inside neighborhood just to walk more - onto the coffeehouse to get a specialty coffee or a pastry or just to find out who else is hanging out.

The charming ambiance of many coffee houses can be a definite plus when you're thinking about buying a property by having an eye to get. Our next owner or renter of the property may possibly not care much about schools or parks, but may care that a charming little establishment is willing to serve them mochas and hot chocolate in the comfortable, social atmosphere. So many people are gravitating towards places that offer them amenities in easy reach. A place where someone can unwind over the great cup of coffee might probably feature among the popular, especially with the increasing number of the childfree and empty nesters that are looking for homes to purchase.

Gilbert, after noticing a particular improvement in her property's equity after a Starbucks and several independent coffee chains moved into her neighborhood, recommends that you get friendly with all the neighborhood association on the area you would like to buy in. It's worth knowing if the coffee shop is opening within your neighborhood early, so you're able to buy prior to the prices rise due to cinnamon-chai-soy-extra-syrup-and-whip-latteccino availability.

Choosing to buy an investment property based on its proximity to schools and shopping is smart. However, digging a bit deeper and searching at other areas that attract people on a daily basis is sensible, too. If people in your area are searching for somewhat village ambiance, a coffee shop nearby may be something that influences their decision to buy.
