How can I build a buyers list without any properties for sale?

When I first started out I had no properties for sale. What I did is I went to as many investors as I could find and asked them if I could market their properties. They were more than willing to pay me if I brought a buyer and because it was free.

I got them to send me pics and numbers on each deal. Then I went to work marketing them. I did not care if I sold them or not - all I wanted was the buyers information so that I could contact them when I got my own deals. It worked better than expected. I actually sold some of them and got about 50 buyers added to my list. I then went to work on finding them properties that they wanted and the rest was history.

This may not be something new, but this is real life stuff that works and works fast. If you are willing to do the work, and possibly invest little money, into marketing other people's properties, then you will build your buyers list very fast.

Make sure they have to come through you and your contact info is in the marketing.

You have to be honest when someone calls and tell them that you are marketing the deals for someone else. Then when you talk to them find out what they want.
